METRO DESIGN·BUILD

The development arm

We build for clients.
We also build for the deal.

From land acquisition to design, construction, and brokerage — one firm carries the project from purchase to exit. That's the development edge of the design-build model.

David Eyal Alter — General Partner

Your general partner

David Eyal Alter

Licensed Florida General Contractor and licensed broker — over a decade in Miami real estate, with personal oversight of every project stage. The in-house team that builds our clients' homes underwrites, designs, and executes our development projects.

No outsourced GC risk, no third-party design drift: the builder, the designer, and the sponsor are the same firm.

Ways in

Four partnership models.

Individual Investor

Minimum $250,000 placement into a specific project with defined terms — you know the property, the plan, and the exit before you commit.

Capital Group

Family offices and funds co-investing across a pipeline of projects with reporting built for institutions.

Shark

Lead-position capital for larger plays — first look at off-market opportunities our brokerage surfaces.

Property Owner

You hold the land or building; we bring design, entitlement, construction, and sale. A joint venture where your asset does the heavy lifting.

Investment opportunities are subject to qualification and applicable securities exemptions. Track record and current-pipeline details are shared under NDA. [DAVID: past development projects with outcomes for a public track-record section]

FAQ

Investing with Metro — what partners ask

What do you invest in?

South Florida residential value plays — land for custom builds, repositioning of dated properties, and select off-market opportunities our brokerage surfaces before they list.

Why invest with a builder instead of a fund?

Construction is where development returns are won or lost. When the sponsor is the GC, the largest risk in the deal is managed in-house, at cost, by the party with the most to lose.

How do I see current opportunities?

Book a development consultation. After a qualification conversation, we share the active pipeline and terms under NDA.
