What is design-build, and how is it different from hiring an architect and a contractor separately?

In the traditional model you hire an architect, then bid the drawings to contractors, and you sit between them when something doesn't line up. Design-build puts architecture, engineering, and construction under one contract and one accountable team. You get a single point of responsibility, faster permitting, fewer change orders, and a budget that's real from the start because the people pricing it are the people building it.

How much does a luxury renovation or custom home cost in Miami?

Scope drives cost far more than square footage — a full-gut condo, a whole-home renovation, and a ground-up custom home are very different numbers. We give every client a transparent, line-item budget for their specific property and finish level before any construction contract is signed. Our design packages are tiered (see the Design-Build service page).

How long does a project take?

Design and permitting typically run in parallel and are often the longest lever — Miami-Dade and each municipality permit at their own pace. We build the real schedule during the design phase and commit to it before we mobilize. Because design and build are one team, we compress the hand-off time that stretches traditional projects.

Do you handle permits and inspections?

Yes. Permitting and inspections are part of the design-build contract. We prepare the full package in-house — drawings, engineering, product approvals — submit to your municipality, and manage every inspection through final sign-off.

Do you do commercial work?

Are you licensed and insured?

Metro Design-Build operates under a licensed & insured Florida General Contractor. [DAVID: license number for public display.] David Eyal Alter earned his GC license at nineteen and is also a licensed real-estate broker.

Can you help with design only, or investment/development?
