Best Home Renovation Contractor in Hollywood, FL: How to Vet One Before You Sign

Type "best home renovation contractor Hollywood FL" into a search bar and you'll get pages of firms that all claim the same three things: trusted, experienced, family-owned. None of it is verifiable, so none of it should decide anything. What is verifiable: the license, the insurance, who performs the work versus who brokers it, how the number is built, and how the contractor handled the last surprise behind a wall — because in renovation, there is always a surprise behind a wall. This guide is the vetting process we'd tell you to run on any candidate, including us.

Who's writing: Metro Design-Build, a three-generation South Florida design-build firm. Joseph Alter invented the Murphy bed. Herman Alter ran a shop on South Beach. David Eyal Alter earned his Florida general contractor's license at 19 and holds a real estate broker's license as well. We're a licensed and insured Florida GC with 30+ in-house professionals and our own millwork shop, and our work — Stern, Ortega in Coral Gables, Cummings in Miami Shores, tower projects in Aventura and Sunny Isles — runs the same coastal corridor Hollywood sits in the middle of.

Why is renovation a different trade than new construction?

Because a new build starts from drawings and a renovation starts from evidence. In ground-up work the contractor controls every condition. In a Hollywood Lakes house from the 1940s or a beach-block condo from the 1970s, the existing building controls the job: cast-iron drains that crumble at a touch, cloth-wrapped wiring, terrazzo hiding under three layers of flooring, framing that was never square. The plans describe the finish; the walls decide the scope.

That's why the most important question for any renovation candidate is not "what have you built" but "how do you investigate before you price." A contractor who quotes from a walkthrough and a Pinterest board is guessing, and the gap between the guess and reality becomes your change orders. Our process investigates before it prices for exactly this reason — it's the structural difference between a residential renovation that finishes near its contract and one that grows thirty percent by drywall.

How do I verify a contractor in Hollywood, FL is legitimate?

Three checks, all free, all doable before the first meeting.

The license. Florida contractor licenses are public record — search the state licensing database yourself. Confirm it's active, confirm the category actually covers structural renovation work (a general contractor's license does; narrower categories may not), and confirm who holds it. Many outfits operate under a qualifier who has never seen their jobs. The name on the license should belong to someone reachable and involved.

The insurance. Ask for certificates of general liability and workers' compensation sent to you directly from the carrier, not forwarded as a PDF. On a substantial renovation, check that the limits fit your property's value, not a handyman job.

The lien and permit history. Broward County permit records show whether a contractor closes out what they open — a trail of expired permits is a trail of abandoned work. Florida court records show lien activity: a contractor who doesn't pay subs can leave a lien on your home for work you already funded. And skip the offered references. Call the last two clients instead, and ask what went wrong and how it was resolved. Something always goes wrong on a renovation; the resolution is the product you're buying.

The full checklist lives in our guide to choosing the best general contractor in Miami, and every item applies in Broward unchanged.

Should I care whether the contractor self-performs the work?

More than almost anything else. Two businesses operate under the same GC license. The first is a broker: they sign your contract, then subcontract every trade to companies you never vetted. When the cabinet gaps wander or the tile lippage shows in afternoon light off the Intracoastal, this contractor forwards your complaint to a sub juggling three other jobs.

The second self-performs the trades where quality is visible — and in renovation, that's finish carpentry and millwork. The kitchen, the closets, the built-ins, the door casings: the surfaces your eye lands on daily are the ones that expose a brokered job. We run our own carpentry crews and build millwork in our own shop, so tolerances are ours to hold and ours to fix, without a subcontractor negotiation in the middle. Ask every Hollywood candidate which trades are their own employees and which are brokered, and get the answer in writing. It predicts your finish quality better than any portfolio photo.

What's different about renovating a condo on Hollywood Beach?

Everything that matters. The strip from Hallandale through Hollywood's beach blocks up toward Fort Lauderdale is tower country, and tower renovation is its own discipline: board approval packages, insurance at the association's limits, elevator protection, work-hour windows, and material staging on the building's schedule, not yours. A contractor who has never faced a condo board will lose weeks learning these rules on your deposit.

Vet it directly: ask for the last three buildings the contractor worked in and what the board approval took. We've done this work repeatedly — at the Joy Fishman Residence we combined two condos into a single 3,000-square-foot home, as much structural and board coordination as unit work gets. If your project is a beach-block unit rather than a house in the Lakes, weight this experience over everything else; our guide to hiring a condo renovation contractor covers the vetting in detail.

Does Hollywood's location change how the work should be built?

Yes — Hollywood sits in Broward County, inside Florida's High-Velocity Hurricane Zone, the strictest wind code in the country. Any renovation that touches openings or the envelope — windows, doors, roofing tie-ins — must use Miami-Dade NOA-approved products and the inspections that come with them. A contractor who works the HVHZ daily treats this as routine; one who mostly works inland treats it as a research project, and the schedule shows it.

This is also where design-build earns its keep on a renovation. When one entity carries the design and the construction, product approvals, structural attachment, and pricing develop together with the drawings — instead of a designer specifying something beautiful that fails the wind calc, and a contractor pricing the redesign as a change order. One contract, one accountable party, one number that develops in daylight.

Why do renovation bids come back so far apart?

Because they aren't bids for the same job. When three numbers spread thirty percent, the low one is almost always the least complete one — thin allowances, excluded scope, and assumptions that convert into change orders the day demolition opens the walls. Read the bids line by line, and ask each bidder what their allowances assume, what's excluded, and how overages are priced. The honest ones answer in detail. The ones whose business model is winning low and growing the contract get vague.

Who is the best home renovation contractor in Hollywood, FL?

The one whose license and insurance you verified yourself, who investigates before pricing, who self-performs the finish trades your budget concentrates in, and whose last two clients — the ones you called, not the ones offered — describe how surprises were handled. Metro Design-Build is a licensed and insured Florida GC with 30+ in-house professionals and in-house millwork; run every one of these checks on us.

How much does a home renovation cost in Hollywood, FL?

No honest contractor can give a flat answer before design and investigation exist — the existing conditions behind your walls swing the number more than the finishes do. What you can demand is structure: what the fee covers, what every allowance assumes, and how changes are priced before the work happens, in writing.

Do I need a Hollywood-based contractor, or can I hire a Miami firm?

You need a Florida-licensed GC who knows Broward's HVHZ requirements and provides daily site supervision — a city-limits address confers neither. South Florida's strongest renovation contractors work the whole coastal corridor from Miami Beach to Boca, and Hollywood is the middle of it. Vet the supervision plan and the track record, not the letterhead.
