Best Kitchen Remodeling Contractor in Miami: How to Actually Pick One

A kitchen remodel in a Miami home worth seven or eight figures is not a cabinet swap. It is structural work, mechanical work, and millwork happening in the most-used room of your house — often in a condo building with a board, an elevator schedule, and a 40-year recertification file. The contractor you pick determines whether that goes smoothly or becomes the story you tell at dinner parties for the wrong reasons.

Who actually builds the kitchen — the contractor, or three subs you'll never meet?

This is the first question, because it decides everything downstream. Most "kitchen remodelers" in Miami are brokers: they sell the job, then sub out demolition, plumbing, electrical, cabinetry, and stone to whoever is available that month. Every handoff between subs is a place where tolerances slip. Cabinetry built to a drawing that didn't reflect the actual slab elevation. Stone templated before the boxes were set. A hood that lands two inches off the range centerline.

Ask the contractor directly: who is on your payroll, and who is subbed? A firm with in-house trades and expert carpentry controls sequence and tolerance. When the same company that pours the curb also builds the cabinets, "not my scope" disappears from the vocabulary. Does in-house millwork actually matter for a kitchen?

For a kitchen, more than any other room in the house — yes. The kitchen is the one room that is mostly millwork. If your contractor orders boxes from a catalog, your kitchen is designed around what the catalog offers. If your contractor builds the millwork, your kitchen is designed around your walls, your appliances, and your habits.

In-house millwork means the shop drawings, the field measurements, and the installation are one accountable chain. When a wall is out of plumb — and in Miami's older housing stock, it will be — the scribes and fillers get resolved in the shop, not improvised on site with a jigsaw. It also means integrated panels for refrigeration, custom hood surrounds, and hardware reveals that are consistent to the millimeter, because the person who built it is the person who installs it.

At the Joy Fishman Residence, we combined two condos into a single 3,000-square-foot home. The kitchen sits where two units used to meet — there is no catalog solution for that condition. Millwork had to be designed to the as-built structure, and it was, because the shop and the field crew work for the same company.

What does a Miami kitchen remodel involve that other cities' don't?

Three things buyers from out of state consistently underestimate:

Permits and inspections. Miami-Dade and the coastal municipalities run some of the strictest building departments in the country. A kitchen remodel that moves plumbing, gas, or structure requires permits, and pulling them under a licensed, insured Florida GC protects you — an unpermitted kitchen surfaces in the seller's disclosure and the buyer's inspection when you go to sell.

Product approvals. Anything touching the envelope — a new window over the sink, a wall opened to the terrace — must use Miami-Dade NOA-approved products rated for high-velocity hurricane zones. A contractor who can't explain the NOA process fluently hasn't done much work here.

Condo logistics. If your kitchen is in a tower in Miami Beach or Sunny Isles, the building is a second client: board approvals, insurance certificates, elevator reservations, protection of common areas, noise windows. How do I judge quality before I sign?

Don't judge from a portfolio photo — anyone can photograph a kitchen well. Do this instead:

  1. Verify the license and insurance. Ask for the Florida GC license number and current certificates. We're a licensed and insured Florida general contractor; anyone competing for your job should be too.
  2. Walk a finished project, or talk to the owner of one. Ask the owner what went wrong and how it was handled. Every job has a problem; the difference is the response.
  3. Look at the drawings, not just the renderings. A contractor who hands you dimensioned millwork shop drawings and a real schedule is running a process. One who hands you a mood board is running a sales funnel. Ours is documented step-by-step in our process.
  4. Ask who supervises daily. A name, not a department.

What should a high-end kitchen remodel cost in Miami?

Beware of anyone who quotes a number before measuring your space. Kitchen costs in Miami swing enormously on four variables: whether plumbing and gas move, whether structure opens up, the millwork specification, and the appliance package. A contractor who prices before design is guessing — and a guess becomes a change order.

The honest structure is design first, then a priced scope built from real drawings, then a contract. What's different about a three-generation Miami firm?

Continuity. The subs, inspectors, building departments, and supply chains here take years to learn. A firm on its third generation has institutional memory: which municipalities move fast, which condo boards demand what, how a 1950s Coral Gables slab behaves when you open it up. It also means reputation is the business model. A national franchise can burn a client and move on. A family name in one city cannot.

How long does a kitchen remodel take in Miami?

Design and permitting typically run before any demolition starts, and construction on a full gut kitchen runs months, not weeks — longer in condos with board approvals and work-hour restrictions. Any firm promising a full custom kitchen in a few weeks is describing a cabinet swap, not a remodel.

Do I need a permit to remodel a kitchen in Miami?

If you're moving plumbing, gas, electrical circuits, or structure — yes. Cosmetic replacement of finishes may not require one, but almost no real kitchen remodel is purely cosmetic. A licensed GC pulls the permits under their license and carries the liability, which is the point of hiring one.

Should my kitchen contractor be a design-build firm?

If the kitchen involves custom millwork, layout changes, or structural work, yes — one contract and one accountable team removes the architect-versus-contractor finger-pointing that stalls jobs.
